Valuation of Swedbank loan portfolio


DTZ was appointed as an independent valuer to analyze the assets in Swedbank loan portfolio in Estonia, Latvia and Lithuania. The project was carried out during 2009-2011.

DTZ performance
• periodical analysis and prognosis of property market in Estonia, Latvia and Lithuania
• completion of valuation reports

Results
More than 1300 written valuation reports were made. It was one of the largest valuation projects ever carried out in Baltics.


Valuation of EEREIF property portfolio


DTZ is an independent valuer of EEREIF property portfolio. The project was started in 2008 and is currently ongoing. EEREIF portfolio mainly consists of cash-flow objects in Estonia and Lithuania.

DTZ performance
• annual and semi-annual revaluation of property portfolio
• detailed reports on annual basis, updates during the course of the year

Results
DTZ is responsible for valuation of 10 properties having the value ca 32 million EUR in the end of 2011.


Valuation of EPI Baltic I property portfolio


DTZ is an independent valuer of EPI Baltic I property portfolio in Estonia. The project was started in 2007 and is currently ongoing. There are 6 individual cash-flow objects in Estonia.

DTZ performance
• annual and semi-annual revaluation of property portfolio
• detailed reports on annual basis, updates during the course of the year

Results
DTZ is responsible for valuation of 6 unique properties having the value ca 41 million EUR (2011).


Cost, Space and Location Codes


DTZ was appointed to elaborate Cost, Space and Location Codes for the Ministry of Finance, Estonia.

• DTZ performed Cost, Area and Location Codes

Results
Cost, Space and Location codes were elaborated. Although the Codes are compulsory for governmental authorities, those should be used in private sector as well.
 

Arranging the sales of terraced houses and apartments for SEB sister company Estectus


DTZ was appointed by Estectus as sole selling agents for the sale of terraced house development and two apartment buildings. Work was completed during 2010 and 2011.

DTZ objectives:
• Analyzing the real estate market and advising the client on developing the price policy
• Choosing the target group of potential buyers, compiling the marketing strategy and completing the marketing campaign
• Arranging the tenements, furnishing showapartments and showkitchens with fittings and technical installations
• Completing the sales process and arranging the completion of sale agreements

Results:
DTZ found buyers and arranged the sales of all terraces houses and apartments. Cooperation with furniture and kitchen suppliers was a valuable experience and will be beneficial in future.

 

Arranging the sale of YIT Ehitus apartment buildings


DTZ was appointed by YIT as selling agents for the sale of apartments in Kadaka tee, Tallinn apartment building. Work was completed during 2009 and 2011.

DTZ objectives:
• Analyzing the real estate market and advising the client on developing the price policy
• Advertising the apartments via various marketing channels
• Arranging presentations and viewings for potential buyers and completing the sale agreements

Results:
DTZ found buyers and completed the sale agreements for notable amount of apartments. Cooperation with different sales partners during the sales process gave a positive experience.


Arranging the sale of Elion Ettevõtted property portfolio via public sale auctions


DTZ was appointed by Elion Ettevõtted as selling agents for their commercial property portfolio in Estonia. Work was completed during 2003 and 2007.

DTZ objectives:
• Analyzing the commercial property market and advising the client on starting bid prices.
• Analyzing the legal regulations in relation to arranging public auctions and preparing legal documentation in order to complete the sales in auctions.
• Choosing the target group of potential buyers, informing the potential buyers about details of the properties and the sale conditions
• Arranging the presentations and viewings of the properties; receiving and completing written bids for the auction
• Examining public auction results and its accordance with legal regulations, notifying the parties of the examination verdict and arranging the signing of sale agreements.

Results:
DTZ found buyers and successfully completed the signing of the sale agreements for all properties on offer. This has been one of the largest sales auctions ever completed in Estonia.
 

Arranging the sale of Estonian Ministry of Justice property portfolio via public sale auctions

DTZ was appointed by Estonian Ministry of Justice as selling agents for the sale of apartments managed by Ministry of Justice and for the sale of former Pärnu Prison.

DTZ objectives
• Analyzing the property market and advising the client on starting bid prices
• Analyzing the legal regulations in relation to arranging public auctions and preparing legal documentation in order to complete the sales in auctions.
• Choosing the target group of potential buyers, informing the potential buyers about the details of the properties and the sale conditions
